Currently our Multiple Listing System (WVMLS) gives all Realtors the option of adding up to 32 photos of each home. These extra photos allow buyers and Realtors to see a great deal of your home right from their own desk. I used to do my own photo shoots and honestly thought I did a pretty decent job but decided I needed a more professional approach. We come out and take a complete photo and 3-D Tour shoot (which normally takes 2-3 hours) and carefully process and enhance them to help you make the best impression possible.Those photos and 3-D Tours are used initially to show off your property through this MLS system, but then get “plugged into” the rest of our system.
Your property is immediately uploaded to the servers at the Willamette Valley Multiple Listing System (WVMLS). It is distributed from there to all Realtor’s computers. There are no delays that keep your property listing “in house”. Your needs are best served by immediate WIDE exposure..
Here is my latest attempt to incorporate up to date realistic virtual tours right through your home. Now potential buyers, whether they are sitting in their car in front of your home (via use of QR code on the available street side property flyer) or sitting at their kitchen table in Phoenix browsing Zillow can experience life like virtual showing of the property. This should increase interest through this intriguing exposure and build desire to make an appointment to view your home.
Full color, photo quality information sheets will be made available to each person visiting your home. This makes your home stand out. Once the potential buyers return to their home it is easy for them to recall in detail the property because they have the basic information and photos to help them clearly remember YOUR home. Our familiar brochure boxes in front of the home will have” full color, photo paper quality information sheets” available for all drive bys. In addition a more elaborate brochure with more information will be made available inside the home.
By now, you no doubt are aware of these. You see them everywhere. We take time to give each of our properties its OWN QR code which allows a smart phone user to scan this symbol and go directly to a fully responsive property website dedicated to your home. There they will find all the information, photos and Matterport 3D Tour in a responsive design for desktops, tablets and phones. These QR codes are located on the street box flyers and also directly on the photo sign rider. I am not aware of anyone else in the area providing this eye-catching service. This photo sign rider serves as an extension of our large post sign. It shows prospective buyers that are sitting in front of your home several hand selected photo views of the interior. The purpose is to intrigue them enough to get out of their car, grab a flyer and then call to see more. As stated earlier, this sign rider also has that QR code which takes their smart phone directly to a mobile web site dedicated to your home!
My marketing plan almost always included a large post sign. It is hard to drive down a street and miss a home for sale with this sign in the front yard. Exposure is what it is all about and this sign offers that to the max! Plus this offers us a way to show off our unique sign rider.
For years Realtors have posted their brand new listings on what we call the Realtor Tour. It is a weekly opportunity to view a number of new listings without having to make appointments to do so. We always email a flyer about our new listings to local Realtors. By chance, we discovered that if we did it the night before the tour, Realtors would find it first thing in their email in the morning and our tour attendance went way up! Needless to say we now always send those out the night before the Realtor Tour!
Communication is the crux to any relationship and the interaction between Realtor and client is no exception. I subscribe to a newer technological service called “Home Seller Feedback”. This service alerts me to all showings of my listings. I then email the showing Realtor a feedback form which is then emailed both to me and to YOU with the results so that you get constant, quick feedback on how the market is responding to your property. In addition you are given a special password and site address where you can go to review all showings and comments anytime that you choose.
It is one thing to say your home is featured on my web site. Most of my competitors have at least a simple company provided web site. The real question is, how do you make sure that people find it? The key to that is a search engine. We monitor our placement on search engines and our web site contains key words in it‘s frequently updated content. Our web site semantically-correct HTML to ensure that we come up at the top or nearly the top of the major search engines. This is not a simple or inexpensive process but it is one that we are committed to.
Recent statistics prove that nearly all home buyers now do at least preliminary exploration on the web. I make sure that your home is listed on at least 4 major national web sites. RE/MAX.com has the largest number of hits of any real estate franchise site. REMAX.com and Realtor.com are industry workhorses. Your home is also featured on my own web site which is promoted locally and in the search engines and in the very popular RE/MAX Integrity web site. In addition, we do post to Zillow, Trulia and Craig’s List. To go a step further we pay for syndication to a national service called List Hub. This organization then directs our information to 100’s of other sites thus proliferating information on your property.
